A comprehensive plan survey rates Fluvanna

Out of a population of over 28,000 residents in Fluvanna, 757 responded to the recent comprehensive plan survey. The responses were evenly split among the five county districts with Cunningham and Rivanna having the highest response rate, followed by Palmyra, Columbia and Fork Union.

The majority of the respondents were over 50, with the fewest under 35. Most were working or retired and many have lived here more than ten years.

 The interesting geographic change is that the influx of transplants from the north isn’t as big a factor with many newcomers arriving from Charlottesville and Albemarle County followed by residents northern Virginia. Those coming from out of state are now coming from down south or out west with some still coming from New York or New Jersey.

Overall, Fluvanna got a “good” rating for a place to live and raise a family but was rated fair when it came to business, retail, and work. Most stated they only spend about 25 percent of their income in Fluvanna. When asked where they would prefer growth, the consensus was Zion Crossroads, followed by Palmyra, Fork Union, and Columbia.

There didn’t appear to be an appetite for industrial growth but light manufacturing and data and call centers were acceptable. On the business and retail side, grocery stores, restaurants and medical facilities topped the list of desires.

Residential growth was desired in Columbia and Fork Union. Other areas were not keen on more residential growth but noted that single-family, senior and affordable housing would be considered.

For the most part, many did not rule out expansion in the county and added if they left the area, it would be because of tax rates and lack of business.
