Fluvanna, region see steady population growth

Fluvanna County and the surrounding region continue to grow at a steady pace, according to new estimates from the Weldon Cooper Center for Public Service at the University of Virginia.

As of July 1, 2025, the Thomas Jefferson Planning District Commission region, which includes Fluvanna and several neighboring localities, reached an estimated population of 274,339, a 5.9% increase since 2020.

Fluvanna County’s population rose from 27,249 in 2020 to an estimated 28,738 in 2025, a 5.5% increase.

Growth across the region has varied. Louisa County grew by 12.8%, among the fastest rates in Virginia. Greene County increased by 7.5%, and Albemarle County grew by 6.3%. 

The city of Charlottesville saw more modest growth of 0.8%, while Nelson County declined slightly, down 0.7%.

While these changes may seem modest, population shifts play a key role in shaping local decisions.

State and regional agencies use population estimates to guide funding and planning, influencing everything from school capacity and road improvements to emergency services.

For Fluvanna, steady growth brings both opportunity and pressure. Even moderate increases can strain infrastructure, particularly in rural areas. At the same time, growth expands the tax base and supports new businesses.

The broader regional trend also matters. Faster growth in nearby counties, particularly Louisa and Greene, can drive development pressure into Fluvanna, affecting housing demand, traffic, and land use.
