Why Walker’s Ridge is a bad idea:
• It won’t pay its way in taxes, proffers or in its development formula (too many houses, too few businesses), so its costs will be foisted onto existing taxpayers, causing taxes and debt to soar.
• It would force another new school when our existing schools can’t make ends meet – 575 more children!
• Cash proffers offered by the developer would not cover even one year of debt service on a new school. Taxpayers can’t afford more debt service on top of the $6-7 million we’ll pay for the high school through 2023.
• Business space represents just 11.9% of expected annual tax revenues – the status quo in Fluvanna today and far short of the 30%+ supervisors have targeted.
• The majority of business space would be developed last and even that isn’t guaranteed.
• VDOT’s road analysis is damning, referring to a “suicide lane” and traffic “not considered acceptable for this rural location.”
• It would force another roundabout on Rt. 15 just 1.5 miles north of the one slated for the Rt. 15/53 intersection.
• There’s no requirement that the homeowners’ association will be liable for its own private water/sewage systems if they fail – a taxpayer bailout in waiting.
• River experts say the project’s 200K/gal./day of sewage could compromise the Rivanna.
